We both know that lease option property deals are pretty rare...

Why lease option property deals elude you...

I'll just go ahead and say it...

The reason that lease option deals tend to be rare is that most investors keep them to themselves.

Could that be because you can get into a lease option with as little as a £1 option fee?

Or could it be because you don't need a mortgage to be able to get in on the action?

Or maybe it's because you can experience some strong monthly cashflow on this type of deal?

Or is it perhaps the juicy chunk of back-end profit that may be coming your way, if you decide to exercise the option to buy within the term?

Let's be honest, it's probably all of the above.

So, why is it any different here?

Rabbits and deal machines...

Fair question.

At the time of writing, there's a lease option deal available in Nottingham, on a portfolio of four properties. 

This small portfolio is made up of two 2 bedroom flats, and two 2 bedroom terraced houses.

All the properties are in good condition and have tenants already in place, presenting the opportunity of instant income, should the tenants remain in place.

The option period is thirteen years, giving you a long time to benefit from capital growth, over and above the option price.

The option price to purchase is set at between 3-36% below the current market values, so the potential for a chunky back-end equity windfall is pretty high over the next thirteen years.

You obviously get to benefit from surplus rental income too, and you have the option to purchase at any time over the thirteen year option period. 

Get your feet wet...

Obviously, portfolio lease option deals aren't for everyone; especially if you're just getting started. 

There's always the opportunity for you to get your "feet wet" with an individual property lease option deal instead.

At the time of writing, there's an opportunity to nab a pretty sweet individual lease option in Newcastle Upon Tyne.

It's a chance to acquire a two bedroom flat for 18% below the current market value.

The option term is two years for this one, so you can benefit from any rental surplus in the meantime, and your 18% instant equity plus any capital uplift in the interim.
