Letting Agents Glasgow... Avoid the Cowboys! 

When you're checking out letting agents in Glasgow, the number one piece of advice I would give when choosing is to get a personal recommendation.

It's easy to be drawn in by slick advertising or smooth sales chat.  Don't be fooled though!  If an agent is spending a lot on sales and marketing, then you can be sure that the stuff that matters behind the scenes is suffering as a result.

You see, I used to be a Glasgow letting agent.  I worked for several of the smaller agencies before setting up my own company.  I was shocked to see how some letting agents in Glasgow operate!

Don’t let an agent steal your rent

In one agency where I worked, if a landlord tried to change agent, they would actually steal the rent from their properties until the landlord managed to get it redirected.  Needless to say, I didn’t work there long.

Unfortunately, as the only regulation of lettings in the UK is voluntary, many a letting agent in Glasgow is substandard in some way.  And all over the UK too, I dare say.

For that reason, I would highly recommend that you look for the following in a Glasgow letting agent:

I actually sold my letting agency in the end (lettings is a tough business and I wanted to get back to creative investing!).  When I came to sell, I was lucky in that I had several buyers to choose from.  As I was selling the management of my own rental portfolio as part of the deal, I had to be satisfied that the company I was selling to would do a good job of it.

Fortunately, my choice turned out to be a good one: they are the best agency I've ever worked with and yes, they are probably even better at it than I was myself!

  1. They communicate well on repairs, rents, changes of tenancy (this is probably the most common complaint about letting agents -- I can't tell you how frustrating it is to be kept in the dark!)
  2. rent always paid out on time (you wouldn't believe it but some agents write into their small print that they can take up to 2 months to pay out your rent!)
  3. rent chased diligently if late (again a common failing of bad agents)
  4. regular property inspections are done like clockwork and a report sent to me with photos where necessary (this is something that often doesn't get done if a small agency is busy)
  5. they are both ARLA and Property Ombudsman regulated.

One final word on using an agent in the first place... I have always said that although there are obviously costs involved in using one, the benefits of employing a good agent will always outweigh them.
